Our interpretation.
Dwight treats attraction as livestock selection: the checklist, the future children, the phrase about thirsty babies delivered as plainly as a farm report. It is funny because he is not trying to be crude, only thorough, and because the camera catches him doing it just feet from the object of the inspection. Fans quote it when someone applies a spreadsheet to romance, and as shorthand for Schrute genetics.

In 'Hot Girl' (season 1, episode 6, 26 April 2005), a handbag saleswoman named Katy, played by Amy Adams, is let into the Scranton conference room to sell purses, because Michael and most of the men in the office are smitten. Michael tries to impress her and fails, and Jim ends up giving her a lift home. Dwight, who ranks Katy against a list in his talking head, explains to the documentary crew what he wants in a mate for the sake of his offspring. The episode was the first writing credit for Mindy Kaling, who plays Kelly, and was directed by Amy Heckerling.
